SKY IS THE LIMIT AT GREATER NOIDA [21st Janaury 2012, The Times of India]

 
People who invest in Greater Noida will be doing themselves a great favour,as this futuristic city has world-class infrastructure and vast open spaces.ABHIGYAN reports 

The 'futuristic city',Greater Noida,has everything going for it ample land,good infrastructure,fast connectivity and world-class projects.Thus,if one wants to invest in Greater Noida and the Yamuna Zone,they will be doing themselves a great favour.

The ever increasing population pressure has led to the extension in its territory,and infrastructure has been suitably upgraded,putting Greater Noida firmly on top as an investment destination.

Further,a draft plan for the extension of Greater Noida by 94,000 hectares has been approved.With this,Greater Noida will be one of the largest cities in the NCR.This will further future development here and will become very attractive for real estate developers to invest and develop the city in planned way.

At present,Greater Noida is spread over 36,000 hectares.According to a draft plan,58,000 hectares will be included to the existing area.For this,188 new villages have been included in the Master Plan 2031,while in Master Plan 2021,only 124 villages were included.With this,a total of 94,000 hectares,spread over 312 villages,have been included in the Master Plan 2031.This will be quite enough to cover all development projects over for the next 20 years.

Rama Raman,chairman and CEO of Greater Noida Industrial Development Authority (GNIDA),says: "A lot of world-class projects like the 1,483km-long Delhi-Mumbai Industrial Corridor,transportation hub,industrial and investment zones,a mega rail terminal,expressways are expected to be lined up.Once a draft plan is approved from the housing and urban planning department,land acquisition procedures will be initiated in different phases.The draft plan prepared by E F N Ribeiro,former director of School of Planning and Architecture,New Delhi,has been approved by GNIDA.A number of villages belonging to Hapur,Bulandshahr,Khurja and Sikandrabad have been included in Master Plan 2031 to extend the territory of Greater Noida."

Parallel to Greater Noida,the Yamuna Zone is being developed on an area of 50,000 hectare,up to Jewar.According to the plan,the area will be developed along the 165km-long Yamuna Expressway up to Agra,in the near future.

According to Master Plan 2021 of Noida,the city is spread over 20,316 hectares.Out of this,15,280 hectares has been notified for urbanized area.Nearly 5,000 hectares comes under river bed.Out of this,nearly 10,000 hectares have already been developed.The remaining area will be developed in next phase.Another option for Noida is the Yamuna Authority,which is being developed on 50,000 hectares,up to Jewar.

Anil Sharma,the chairman and managing director of Amrapali Group,says: "Today,Greater Noida has been seeing a lot of development and investment potential,with several world-class projects coming up here.High prices and non-availability of space in Delhi has helped the developers in a big way here.Good connectivity with Delhi and the increased demand for housing caused a rapid expansion in population in the NCR cities.Not only developers,people are also flocking to places like Noida,Greater Noida,Ghaziabad,Gurgaon and Faridabad in search of good housing options.Realty activities are also being seen in other places like Sonipat,Baghpat,Bhiwadi,Manesar,Dharuhera,and Meerut.All these regions give buyers a plethora of choices."

Rakesh Yadav,the managing director of Antriksh Group,says: "One of the best choices that have come up in the NCR is Noida.This sub-city is also catching up on the lifestyle factors as the authorities have planned all round development of the city - smooth traffic with more flyovers,Metro link,widening of roads,etc.The Noida authority has started widening the expressway roads,constructing bridges,besides widening several internal as well peripheral roads."

Many developers are coming out with their projects across the developing sectors to meet the burgeoning demand of the middle class.The Eastern Peripheral Expressway,along with Yamuna Expressway,will be in close proximity to this area.What sets Noida-Greater Noida apart from other places is the availability of basic infrastructure in the vicinity.

Dr S P Yadav,a senior urologist,says: "With world-class infrastructure,Greater Noida is now home to a number of Indian and foreign multi-national companies.The residential and commercial policies of GNIDA have given rise to development activities in this area.With the coming of other top-notch infrastructural facilities,the place may be the best destination yet in NCR."

World-class projects 

Gautam Buddha University: 

Gautam Buddha University,which was established by the Noida-Greater Noida Authority,is spread over 511 acres of lush green campus at Greater Noida.The university encourages multidimensional growth through its education and training.Emphasis is upon inculcating a sense of responsibility in the young minds and inspiring them to harness these skills for developing a dynamic,dependable,and entrepreneurial model for sustainable growth of the society."

Buddhist Museum and Research Centre: 

After high rise buildings,an educational hub,IT zones and industrial units,Greater Noida will also have North India's first Buddhist museum and research centre.A state-of-the-art Buddhist Museum and Research Centre,over 25 acres,is being set up within the Gautam Buddha University campus.Estimated to cost Rs 84 crore,the project will house art galleries,an exhibition centre,classrooms,sculpture sections,etc;various cultural workshops will also be held here.The project is expected to be completed by 2012.C P Kukreja and Associates,the architect firm,has prepared the concept plan and the master plan of the project.

Night Safari in Greater Noida: 

Like F1 track in the Sports City,Dankaur,India,will also have a Night Safari in Greater Noida.The Night Safari is being established across 150 acres near Murshadpur Reserve Forest along the Yamuna Expressway.The estimated cost of the project is around Rs 102 crore.The concept of this 'zoo'is based on the lines of the open zoological gardens.

It will unfold the mystery and drama of the wilds in the jungle at night.GNIDA has the approvals from the Central Zoo Authority and the Supreme Court for this project and work on the safari is going on a war footing.With this,the industrial township of Uttar Pradesh will be the fourth in the world to introduce the concept of 'zoo by night',with Singapore,China and Thailand having similar facilities.

Boraki Gateway to Delhi-Mumbai Industrial Corridor: 

To create a strong economic,globally competitive environment with state-of-the-art infrastructure under an Indo-Japan initiative,Greater Noida's Boraki has been identified as the gateway to Delhi-Mumbai Industrial Corridor.The project will help create 2 lakh 50 thousand jobs,according to one report.Halco Consultant is preparing the detailed project report (DPR) for investment region (10,000 hectare) and industrial area (25,000 hectare) in Greater Noida region.Four early-bird projects like a mega rail terminal at Boraki,a multi-model logistic park,a power plant for the region and an international airport at Jewar have been identified and a request for proposal (RPF) has been issued to consultants on DMICDC (Delhi-Mumbai Industrial Corridor Development Corporation).The 1,483km-long Dedicated Freight Corridor (DFC) project between Delhi and Mumbai is to be commissioned soon.
